Terms and Conditions
The Contract for a holiday at The Granary, or Greystones, or The Grange (when The Granary and Greystones are booked together) at Town Farm is between The Granary, or Greystones or The Grange at Town Farm (referred to as “us” or “we”) and the person making the booking (referred to as “you” or “your”) in the following terms and conditions.
English Law will govern this Contract. The contract will be subject to these booking conditions and must be adhered to.
You (as the person making the booking):

must be at least 18 years of age at the time of booking

are responsible for ensuring that all members of your holiday group comply with these terms and conditions
Payment: A deposit of 30% of the total price is required at the time of booking. The reservation will be confirmed in writing once the deposit has been processed.
The balance is required 8 weeks (56 days) prior to arrival. If the balance is not received 8 weeks prior to the commencement of the holiday, the right is reserved to cancel the reservation, and the deposit is forfeited.
If the booking is made less than 8 weeks (56 days) before the arrival date, then full payment must be made at the time of booking.
Payments should be made using the details provided on the Enquiry Response email.
Cancellation by you: If you have to cancel your booking you must notify us in writing at the earliest possible time. We strongly recommend you take out your own travel insurance for UK holidays which covers booking cancellations and will give you the peace of mind that you will get your money back if you need to cancel your holiday. If you choose not to take out UK travel insurance, then you accept responsibility for any loss that you may incur due to your cancellation.

Bookings placed from March 2021 will be treated according to the reason for the cancellation and our ability to re-let the property, as follows:

National Lockdown: In the event of a national lockdown that coincides with your holiday, where you are unable to travel, and we are prevented from opening, you will receive a full refund.

Regional/Local Lockdown: In the event the address given on the booking form is put into Local/Regional Lockdown, rendering you unable to travel, and the period of restriction covers the period of your booking, you will receive a full refund.

This only applies to the address given on the booking form by you (as the person making the booking) and does not apply if a holiday group member at a different address is unable to travel due to local lockdown.

Your inability (or the inability of any, some, or all of your intended holiday group) or disinclination to travel to and stay at Greystones and/or The Grange at Town Farm do not give you a right to cancel.

Excluding 2a(i) and 2a(ii) above, if you cancel your booking we will make every reasonable effort to re-let the property as follows:

Cancellation is received before the balance is due: If we are able to re-let for the whole period of your booking, we will refund the deposit money you have paid after deducting an administration fee of £45.

If it is not possible to re-let the period booked, then you remain responsible for the deposit and there will be no refund of any money you have paid.

If only part of the period is re-let, then a refund will be made in the proportion that the re-let part bears to the total period of your booking. The administration fee of £45 will be deducted from your proportionate refund.

Cancellation is received after the balance is paid and up to the day of check-in: You remain responsible for the full rent, if we are able to re-let for the whole period of your booking, we will refund the balance of money you have paid after deducting an administration fee of £45.

You remain responsible for the full rent, if it is not possible to re-let the period booked, then there will be no refund of any money you have paid.
You remain responsible for the full rent, if we are able to re-let only part of the period, then a refund will be made in the proportion that the re-let part bears to the total period of your booking. The administration fee of £45 will be deducted from your proportionate refund.
Travel Insurance: It is your responsibility (as the person making the booking) to acquire suitable travel insurance to cover your UK holiday, including cancellation and curtailment protection insurance.
Cancellation by us: If The Granary, or Greystones, or The Grange at Town Farm’s performance is hindered or prevented by a Force Majeure Event (please see definition below), Greystones and/or The Grange at Town Farm may, at its sole discretion, offer you:

Or alternative holiday dates,
This will be the full extent of the liability of The Granary, Greystones, or The Grange at Town Farm. In the circumstances that amount to Force Majeure, The Granary, or Greystones, or The Grange at Town Farm, shall not be responsible for any damages, compensation, additional expenses or costs.
In this contract, a Force Majeure Event means any of the following circumstances which may hinder or prevent the performance of the contract, including but not limited to: acts of God, flood, drought, earthquake or other natural disaster; epidemic or pandemic; terrorist attack, civil war, civil commotion or riots, war, threat of or preparation for war, armed conflict, imposition of sanctions, embargo, or breaking off of diplomatic relations; nuclear, chemical or biological contamination or sonic boom; any law or any action taken by a government or public authority, including without limitation imposing a restriction, prohibition, or failing to grant a necessary licence or consent; collapse of buildings, fire, explosion or accident; any labour or trade dispute, strikes, industrial action or lockouts; non-performance by suppliers or subcontractors; and interruption or failure of utility service.
Accuracy: We make every effort to ensure that the details of The Granary, or Greystones, or The Grange at Town Farm with the descriptions of the accommodation given in advertising literature are accurate and not misleading. However, we cannot accept any liability for any minor inaccuracy in information provided.
WiFi: Broadband internet access is offered at Town Farm, this is offered on the basis of a provision of service from a ‘3rd party’ for which we cannot make any promise or guarantee that the service will be available constantly. Broadband internet is provided for recreational and not for business use. Neither a minimum speed, unrestricted bandwidth nor uninterrupted provision of an internet access service can be guaranteed and we will not be liable for any form of compensation or expenses claimed by any guest in respect of the provision of internet services or telephone services not being available or failing.
Access Statement: At the time of enquiry you (as the person making the booking) should advise us of any special requirements, disabilities or allergies that you (or anyone in the holiday group may have). It should be discussed and agreed prior to booking, that The Granary, or Greystones, or The Grange at Town Farm is suitable for the you, and your holiday group.
Your Responsibilities as the Holidaymaker: You are responsible for The Granary, or Greystones, or The Grange at Town Farm during the period of the rental and are expected to take good care of it.
You agree that only the agreed number of persons will occupy the property, whose details you have disclosed on the Booking Form.
All equipment, utensils and the general property and accommodation of The Granary, or Greystones, or The Grange at Town Farm must be left clean and tidy at the end of the hire period.
In the unfortunate event of damage or breakages:

You must notify us as soon as possible, and before your departure

You are responsible for all damage and breakages during your stay

You agree to pay a reasonable replacement or repair cost as required by us
An additional charge may be made if additional cleaning is required.
Wi-Fi is provided, you agree to reasonable and lawful usage of this service.
The use of drones is not allowed without our express written permission.
Fireworks, real candles (inside and outside), night lanterns or Chinese lanterns are expressly forbidden.
The charging of Electric Vehicles using standard domestic sockets at The Granary, or Greystones, or The Grange is expressly forbidden.
General:
Prices are inclusive of heating, electricity, linen and bathroom towels.

Check-in is after 4pm on your day of arrival.

Checkout is before 10am on the day of departure.
The Granary, or Greystones, or The Grange at Town Farm are non-smoking properties, including e-cigarettes.
There are three parking spaces in our Orchard parking area (one designated for The Granary, Two designated for Greystones, and all three available for The Grange). Any vehicle and contents are parked entirely at your own risk.
Dog-Friendly: We are dog-friendly, with the following House Rules to enable us to maintain the standard of accommodation for The Granary, Greystones and The Grange at Town Farm.
It is necessary that guests bringing dog(s) agree to the following conditions:

We permit up to two (2) dogs to stay at The Granary, up to six (6) dogs to stay at Greystones, and up to eight (8) dogs to stay at The Grange, at Town Farm, unless otherwise discussed and agreed at the time of booking.

Please notify us by email if you will be bringing a dog(s) along with:

Their breed

Confirm they are house trained

Confirm you are up to date with flea and worming treatments

Please keep your dog(s) under control, or on-lead, at all times.

Please clean-up after your dog(s), and place collected dog waste in the appropriate bins provided. It is very important that you pick-up after your dog(s), as we often have children visiting, plus Chris gets very grumpy when we have ‘dog-poo spreading’ incidents during mowing!

Please use the throws provided for the sofas and beds, to keep the amount of dog hair and dander to a minimum. All sofa and bed throws are washed between stays, helping us to maintain our 5* cleaning standards.

Please ensure that dog(s) are not allowed ‘in’ the bed(s) under any circumstances. If your dogs sleep ‘in’ the bed with you, please talk to us and bring your own bedding and duvet. It is important you let us know before you arrive, so we can ensure appropriate mattress protector coverings are provided for your stay.

Please do not leave your dog(s) in the property unaccompanied and/or unsupervised, unless your dog(s) are crate trained and are crated when left alone. We have two crates available to borrow in the Clome Oven room (Small: L 76cm x W 45cm x H 50cm or Extra Large: L 104cm x W 67cm x H 65cm). In a strange or unfamiliar place, dog(s) can get more anxious than when at home, which can lead to destructive behaviour.

Please let us know of any pet accidents as soon as possible, and before your departure. Any damage or soiling caused by your dog(s) during your stay will be your responsibility, and you accept to cover the cost of any repairs or additional cleaning.

You are welcome to use our enclosed orchard to exercise your dog, but please note:

Be conscious that others, including children, play there

Be aware of your dog, and keep gates closed

Place collected dog waste in the bins provided

Please do not leave your dog unsupervised

We want you and your dog(s) to have a great holiday, and we understand that a great holiday for you and your dog(s) can include getting wet, muddy and sandy! Please help us maintain our cottages by ensuring that you use the dog washing facilities and dog towels provided before allowing your dog(s) back inside the cottage. There is an outside cold-water tap (located outside the Clome Oven Room in our Courtyard), or alternatively, we have an outside warm-water shower available outside Greystones kitchen window.

If The Granary, or Greystones, or The Grange at Town Farm requires additional cleaning, or dogs have been allowed on an uncovered bed and/or an uncovered sofa, we will charge a minimum £50 fee to cover the additional cleaning cost.
Access to the Property: We reserve the right of entry to The Granary, or Greystones, or The Grange at Town Farm at all reasonable times, with or without workmen, to inspect or repair the accommodation or its contents.
Liability and Losses: We cannot accept any liability for any injury, loss, damage or expenses of any kind sustained by you, or any member of your holiday group in connection with your holiday or the accommodation at The Granary, or Greystones, or The Grange at Town Farm.
We reserve the right: To refuse any reservation or booking which you make, and if there is such a refusal, we will return any money that you may have paid.
To cancel any confirmed booking if circumstances relating to The Granary, or Greystones, or The Grange at Town Farm, or its accommodation, make this necessary. In the event of such a cancellation we will return all money that you may have paid.
To cancel any letting forthwith if:

You or any member of your holiday group behave in such a way as to cause damage to The Granary, or Greystones, or The Grange at Town Farm, or its furniture or contents, or
-
Such behaviour causes a nuisance or annoyance to neighbouring property.
If cancellation is made for either of these reasons no refund will be made of any money you have paid.
Complaints: Every effort is made to ensure that you have an enjoyable stay at Town Farm. However, if you have any problem or cause for complaint, it is essential that you contact us immediately to give us the chance to resolve it.
